Embassy Origins explained: South Reserve, Riverine and the 85 acre township

Embassy Origins is an 85 acre township that Embassy Group is building at Tarahunase, north of Yelahanka in North Bengaluru. It has two residential parts. Embassy South Reserve is the apartment community, on about 15 acres. Embassy Riverine is a villa enclave on about 51 acres. Embassy has said a further phase will follow and is keeping its details private for now.

The acreages come from Embassy's own launch film, in which Aditya Virwani of Embassy walks through the project with its architect. The other facts below are from the developer's presentation for South Reserve.

Why this land matters to Embassy

The site is not a recent purchase. In the film, Embassy describes it as land the family has held for more than thirty years, where the business began about thirty five years ago. Many Bengaluru residents know it as the ground of the Embassy International Riding School and the Echoes of Earth music festival.

The name follows from that: Origins, a return to where the company started. For buyers, the long ownership is practical as well as sentimental. It usually means a clean title history on a single large parcel, which is worth confirming on the RERA filing.

How the master plan works

Embassy's master plan divides the land into two enclaves with separate entrances, service roads and clubhouses. The villas sit in curved rows across the larger part, around a central lake. The apartments sit along one side of the site, around the South Lake, which gives South Reserve its name.

On the villa side, Embassy says only about a quarter of the land is built on and the rest is left open.

Five lakes, fed by gravity

The land slopes from one end to the other. Embassy's plan uses that slope to move water through five lakes: one fills, overflows into the next, and so on down the site. The South Reserve presentation puts total water storage at 5.37 crore litres.

For residents, the lakes are the landscape. For the project, they are also rainwater storage. Embassy says the Riverine clubhouse roof is designed to collect rainwater and bring it down through slender bamboo clad pipes.

4,000 trees

The presentation lists 4,000 trees across 120 species, with riparian forest corridors, the kind of planting that grows along streams, running through the villa enclave. Embassy describes the aim as building an ecosystem first and the homes second: birds, pollinators and shade before buildings.

The Ribbon on the apartments

South Reserve's towers step down from the road towards the lake, so each tower looks over the one in front. Across the top runs the Ribbon, a continuous rooftop walkway linking all nine towers, with terraces and social spaces along it. Our amenities guide covers what is on it.

Apartments or villas?

Both parts share the same address, landscape and schools. The choice comes down to budget and how you live. An apartment at South Reserve gives you the setting, a clubhouse and lower upkeep. A villa gives you land and privacy at a much higher price. Embassy says the apartments were added so the township would not serve only one income group.

What Embassy has not said yet

Several details are still to come, and they matter for buyers on both sides of the township:

• The number of villas at Riverine and their sizes and prices.
• What the future phase will be, and when.
• Completion dates for each part, which will be on the separate RERA filings.
• The size of each clubhouse and which facilities, if any, are shared between the two enclaves.
